Digital twin building lifecycle: from design to operations

The term "digital twin" is widely used, but few explain what it actually means for a building or facility. In short, it is a living, virtual copy of the physical object, a model that contains the same geometry, measurements and sometimes operational data as the original, and is updated when reality changes.

From drawing to real-world model

Traditionally, a building has been described by drawings created before construction and rarely updated afterwards. A digital twin reverses this: the data foundation comes from reality, either through laser scanning, photogrammetry or 3D Gaussian splatting. The result is not a guess, it is a measurable image of how the site actually looks right now.

The five lifecycle phases

1. Needs and planning. Before design begins, existing conditions are scanned to give the architect, structural engineer and installations team a correct starting point. This reduces clashes, quantity errors and expensive surprises later on.

2. Construction or refurbishment. During production the build is documented at milestones. Scanning before enclosing installations saves both time and money when facility management later needs to know what is behind the wall.

3. Handover. When the project is complete, an updated digital twin is handed over to the client and operator. It contains as-built drawings, point clouds and CAD data that describe the building as it was actually built, not as it was drawn.

4. Operations and maintenance. The operator can use the model to plan maintenance, measure spaces, prepare refurbishment and give contractors the right information without visiting the site every time.

5. Reuse. When the next project starts, the correct data already exists. There is no need to redraw the building from memory; it can be rescanned and compared with the earlier model to see exactly what has changed.

Why reality capture is the foundation

A digital twin is only as good as the data behind it. Reality capture provides a neutral, measurable foundation that does not rely on old drawings or manual measurements. Laser scanning gives millimetre accuracy. 3DGS gives a photorealistic experience that runs directly in the browser. Many projects use both.
